01. Reservations and Guest Occupancy

Villa del Nique is a private vacation rental accommodating a maximum of 12 guests. The rate is for exclusive use of the entire home, not per person. Whether your reservation is for 5 guests or 12, the property is yours for the booked period, subject to these terms.

Please provide an accurate guest count when booking. The total number of overnight guests must not exceed 12. Additional visitors or gatherings must be discussed with the owner in advance.

02. Booking, Payments and Deposits

Reservation pricing, taxes, applicable fees, payment deadlines, and any refundable security deposit will be shown during booking or in your written booking agreement. A reservation is confirmed once the required payment has been received and confirmation is issued.

Any security deposit is handled according to the terms provided for your reservation, including the conditions and timeline for its return and any deductions for damage or additional charges.

03. Cancellations and Changes

The cancellation, refund, and date-change conditions shown during booking or stated in your written reservation agreement apply to your stay. Please review them carefully before confirming. Requests to change dates or guest details are subject to availability and approval; additional charges may apply.

04. Check-In and Check-Out

Check-in: from 3:00 PM.
Check-out: by 12:00 PM (noon).

If you need an earlier check-in or later check-out, please discuss it with us in advance. Requests are subject to availability and owner approval. Access instructions will be provided before arrival.

05. Events and Gatherings

Events and gatherings are permitted only with prior approval from the owner. Please contact us before booking or making arrangements to discuss the type of event, attendance, and any additional conditions or fees. An accommodation reservation does not automatically authorize an event.

06. Care of the Property and House Rules

Guests are expected to treat the home, furnishings, equipment, and surrounding neighborhood with care. Please:

• Respect neighbors and keep noise at considerate levels.
• Use appliances, air conditioning, and amenities responsibly.
• Report damage, maintenance issues, or safety concerns promptly.
• Follow the arrival, departure, and property instructions supplied for your stay.
• Do not exceed the approved occupancy or host unapproved events.

Guests may be responsible for damage, missing items, extraordinary cleaning, or other charges to the extent permitted by law and the reservation agreement.

07. Parking and Access

Complimentary gated parking is available for up to 2 vehicles, including one covered space. Additional free street parking is available, subject to local availability and restrictions. The property is situated on a mostly flat residential road. Guests are responsible for securing their vehicles and belongings.

08. Included Amenities

Bed linens, bath towels, beach towels, toilet paper, paper towels, kitchen cookware, dishes, utensils, and everyday kitchen essentials are provided. Complimentary Wi-Fi, air conditioning, and use of the washer and dryer are included. Supplies and amenities are intended for normal guest use during the stay; please let us know if anything requires attention.

09. Safety, Personal Belongings and Service Interruptions

Guests should secure doors and windows when leaving the property and supervise children appropriately. Villa del Nique is not responsible for lost or stolen personal belongings except where required by applicable law.

Occasional interruptions to utilities, internet, or third-party services may occur. Please notify us promptly so we can assist. Nothing in these terms excludes liability or consumer rights that cannot lawfully be excluded.

10. Departure Responsibilities

Before departure, please place used towels in the laundry-room sink, leave bed sheets on the beds, remove trash and perishable food, turn off lights, air conditioning, and the stove, empty the washer, and secure doors and windows. Close the large driveway gate, leave the gate clicker on the kitchen island, lock the house using the keypad, and exit through the small gate.

Garbage bins are located beside the house outside the kitchen window. If your stay includes Monday evening, please follow the provided Tuesday-morning collection instructions.

11. Applicable Terms and Contact

These terms apply to direct reservations made with Villa del Nique, together with the reservation-specific terms provided at booking. Reservations made through third-party platforms may also be subject to those platforms' terms. Applicable law and mandatory guest rights continue to apply.
